About HouseHackers

Why this exists.

Almost every tool aimed at first-time buyers is built to sell them something. HouseHackers is built to tell them the truth — even when the truth is "this deal doesn't work."

House hacking — living in part of a small multi-unit or a home with a rentable unit, and letting a tenant cover most of the mortgage — is one of the few genuine advantages a first-time buyer still has. Owner-occupants get financing an investor can only envy: as little as 0–5% down on up to four units. Point that financing at a building that earns, and your largest monthly bill can shrink to something you barely notice.

The catch is that the same strategy is catnip for hype. Search it and you'll drown in gurus promising free houses, courses, and "zero-risk" cash flow. What's missing almost everywhere is the boring, honest arithmetic — the version that includes property taxes, insurance, vacancy, and a real maintenance reserve, and that sometimes tells you to walk away. That gap is the whole reason this site is here.

What we believe

A few convictions shape every page:

Estimates, shown honestly, beat promises. Every figure is itemized and every assumption is visible. Vacancy and maintenance are switched on by default, because leaving them out is exactly how an optimistic spreadsheet lies.

Conservative defaults protect you. When we have to guess, we guess in the direction that keeps you safe, not the one that makes a deal look good.

Your numbers are yours. No account is required to use anything here. We don't sell leads and we don't run a listings marketplace. We email you a report only if you ask, and we don't share your address.

4.

Walking away is a valid result. A calculator that only ever says "buy" isn't a calculator — it's an ad. Ours will happily tell you a deal doesn't pencil.

How we stay free

Free tools still cost something to build and maintain, so it's fair to ask how this works. The answer is deliberately narrow: HouseHackers earns from optional professional partnerships — house-hack-fluent agents and lenders, and a photographer directory for owners preparing a unit to rent. Those relationships are disclosed, and they never change a calculator's output or buy anyone a better ranking. There is no pay-per-lead engine, and we don't auction your information. If a partnership ever conflicted with giving you a straight answer, the straight answer wins.

What we are not

HouseHackers is an educational resource — a set of calculators and a library. It is not a lender, a brokerage, a property manager, or a financial, tax, or legal advisor, and nothing here is advice. Every number is an estimate built on stated assumptions and will differ from any specific property or lender quote. Loan rules, taxes, and local ordinances change and vary by place. Before you act on anything you model here, confirm it with a licensed professional who knows your situation and your market.
